Fitness Center

The Fitness Center is available to all residents and occupants of Sebastian Commons subject to the policies contained below and as posted in the Fitness Center. Privileges are subject to revocation at any time without notice; in the event, residents, occupants and/or their guests fail to strictly comply with all Fitness Center policies.

For health and safety reasons, persons under the age of 18 must be accompanied and supervised by a parent, guardian or legal custodian, or a suitable and responsible representative at all times. The resident acknowledges that no attendant will be present at any time. The resident uses the fitness facility at his or her own risk. Resident agrees to hold UA Fort Smith harmless for any and all injuries, accidents, or loss suffered by resident, occupant, and/or any guest by reason of any use or misuse of the equipment in the facility. The cost of any repair or service on equipment due to misuse by the resident will be charged to the resident.

8:30 a.m. to 10 p.m. Monday through Sunday

Access to Apartments

Keys are not to be loaned or duplicated for any reason. If a resident loses a room key, a replacement key will be issued. Replacement room keys are $15. Lost front door key replacement will require the lock be changed and the resident will be charged a $35 fee. If a resident is locked out of his/her apartment, he/she should contact the Resident Manager at 479-462-1346.

In case of emergency, it is necessary for the management to have a key to any additional locks that were not originally provided upon move-in. There will be a charge per key for replacement of lost door and mailbox keys. It is imperative that management has access to apartments in order to perform routine work and maintenance.

Residents should provide management with written permission in order for management to allow anyone into the resident's apartment. This includes servicemen, moving van representatives, out-of-town guest and relatives, etc.

Alcohol Policy

Alcohol is not allowed on Sebastian Commons property.

The policies and procedures governing the use of alcohol in Sebastian Commons are formulated in accordance with the laws of the state of Arkansas restricting possession and consumption of alcohol by people under 21 years of age and the policy outlined in the UA Fort Smith student handbook.

Smoking Policy

Smoking is prohibited on Sebastian Commons property beginning August 1, 2006.

Motor Vehicles & Parking

When entering or leaving the community, a speed limit of 15 miles per hour is requested.

Covered parking spaces are assigned and charged a parking fee. All other parking is unassigned. However, a Sebastian Commons sticker is required to park inside the gates. Guests may park in the University parking lot directly across the street.

The parking lots are to be used only for the parking of automobiles, pick-up trucks, vans or motorcycles belonging to or used by residents of the apartment community. Cars without current inspection stickers and license plates are subject to tow. The use of parking lots as parking for commercial vehicles, taxi-cabs, boats, trailers, buses, motor homes or repair of motor vehicles is prohibited.

City fire codes prohibit the parking of motorcycles under breezeways, on sidewalks, patios or inside your apartment.

Please do not park in designated fire lanes, handicapped spaces or in areas that would block trash receptacles as such action is a violation of city codes. The vehicle will be towed at the owner's expense, and vehicle owner is subject to fines.

All abandoned or inoperable vehicles are subject to towing.

Parking lots are not to be used as playgrounds for safety reasons.

Maintenance Tips

Please report in writing any and all needed repairs to the management office immediately. For maximum efficiency, report all repairs in the morning.

Emergency maintenance is provided 24 hours a day. After office hours, please call 441-5963 for emergency maintenance requests.

Decorating

Modifications may be made provided under applicable federal, state and municipal laws or ordinances relating to the accessibility of the apartment community to persons with disabilities or handicaps. No modification of apartment walls, shelves or interiors may be made.

It is permissible for you to hang pictures, mirrors, etc. on the walls of the apartments, but please use bull-dog picture hangers.

Please use a cutting board rather than chopping and cutting on the kitchen counter tops.

Water beds are not allowed.

In order to keep your home at its best, windows must show white to the outside; aluminum foil or colored window treatments are not allowed.

Laundry

The Sebastian Commons laundry facility is located in the Leasing Center. Washers and dryers accept both coins and laundry card, which may be purchased from management. Laundry facilities are for the use of the residents only. Residents are encouraged to stay with their laundry since the management is not responsible for items lost or stolen.

8:30 a.m. to midnight Monday through Sunday

Appliances & Fixtures

Please do not overload your dishwasher and only use detergents made for automatic dishwashers. TO keep your disposal in good working order, do not grind bones, rinds or stringy foods. If your disposal stops, check the reset button on the outside of the disposal.

In case of power failure, check your circuit breaker inside your apartment before reporting the management office.

Please do not put paper towels, disposable diapers or sanitary products in the toilet.

The cost of any repair or service on appliances and/or fixtures due to misuse by the resident or his/her guests will be charged to the resident.

Quiet Hours

Please respect the privacy of the community with regard to loud televisions, stereos, and radios.

10 p.m. to 8 a.m. Monday through Sunday

Help us keep our buildings and roofs uncluttered. Satellite dishes, CB base stations or radio/television aerials are not permitted.

Pets

Having a pet in Sebastian Commons is prohibited. Fish and guide dogs are the only exceptions. Guests are prohibited from bringing animals to visit.

Common Areas

All common areas, including, but not limited to, parking lots, stairwells, breezeways, laundry rooms, courtyard areas and Leasing Center, must be kept clear at all times of any trash, refuse or any other obstruction.

Commons areas are for the use and enjoyment of all residents at the community. Any resident and/or guest conducting himself/herself in any unreasonable or offensive manner may be subject to being removed from the common area.

To maintain our pride in the appearance of our community, please keep your patio/balcony, and entryway uncluttered and free of trash. Please no clotheslines or clothes hanging over balconies.

Notify the manager in writing of any burned or exterior hallway lights, faulty locks, lost keys, etc.

To Protect Yourself from Vandalism

Please keep all doors and windows closed and locked during absences to protect against theft or vandalism. Sebastian Commons encourages all students or their parents to have personal property insurance that covers the student's personal possessions.

Immediately report to the management office (479-783-7577) and University Police Department (479-788-7141) any suspicious persons, strange vehicles or unusual activity.

Move-Out

Residents must give the management office 30 days written notice to vacate. For consideration of the amount of refund from the resident's security deposit, the following requirements must be met:
  • The full term of your lease must be completed
  • At least 30 days written notice must be given
  • Apartments must be left in the same condition as at the time of occupancy (normal wear and tear accepted)
  • All keys must be returned
  • All sums due must be paid prior to move-out
