Maintenance Concerns
I've locked myself out/lost my key. What do I do?
If a resident is locked out of his/her apartment, he/she should contact the Property Manager via cell phone at 479-462-1346.
Keys are not to be loaned or duplicated for any reason. If a resident loses a room key, a replacement key will be issued. Replacement room keys will be $15. Lost front door key replacement will require the lock to be changed and the resident will be charged a $35 fee.
My sink/toilet is overflowing. Who should I call?
Please report any/all needed repairs immediately by contacting the Leasing Office at 479-783-7577 or by completing a Maintenance Request Form. For the quickest response, report needed repairs in the morning.
Emergency maintenance is provided 24 hours a day. After office hours, please call 479-441-5963.
Breaking Your Lease
What happens if a student breaks the lease before it ends?
If a lease is broken by a resident, that resident forfeits their $300 deposit and also pays a $700 release fee.
What could cause me to be evicted?
New residents start with a clean slate at Sebastian Commons. If any rules or regulations are broken at Sebastian Commons, the resident may receive a strike from the Property Manager. Some incidents may receive more than one strike. Just like in the game of baseball: three strikes and you’re out.
How Can I Voice a Complaint or Concern?
Who do I call if I have a problem?
Sebastian Commons has Residential Life Assistants and the University Police Department which handle security issues. The RLA phone number is (479) 650-7924 and the UPD number is (479) 788-7141.
Is a resident allowed to voice a complaint in a confidential manner?
If an activity is going on that is against Sebastian Commons rules and regulations, anyone can tell an RLA or UPD officer about the matter confidentially. Further questioning or submission of written statements may be required depending on the incident.
No Alcohol/Smoking Policy
Is the "No Alcohol" policy really enforced?
Alcohol is NOT allowed. If it is determined that you have been drinking alcoholic beverages at Sebastian Commons or if your guests are drinking at Sebastian Commons, you will receive a strike or multiple strikes depending upon the circumstances. Involvement with alcohol at the Commons could result in eviction.
Can I smoke on property?
Sebastian Commons property will be tobacco-free for the 2006-2007 academic year. Until that time, smoking is permitted in designated areas only.
Decorating Tips
I can't wait to decorate my apartment. Any tips?
Feel free to hang pictures, mirrors, etc. on the walls of your apartment, but please use bull-dog picture hangers.
In order to keep your home at its best, windows must show white to the outside; aluminum foil or colored window treatments are not allowed.
